Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Oversees Tier 2 vendor repair & maintenance of supplemental building systems and equipment. Assists in monitoring operations and performance of supplemental building systems and equipment. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, heating and cooling, etc. T his position may serve as the primary contact for tenant/client requests, relations and vendor management and requires a positive and professional attitude with a customer focus.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Coordination and administrative support for delivery of Workplace Services (i. e. , work-order processing and management, internal move assistance, etc.).
Work with appropriate staff members/building engineers and vendors to resolve any issues. Respond to tenant/client requests promptly and assist in answering tenant/client questions and resolving tenant/client concerns.
Serve as primary contact for tenant maintenance requests. Coordinate, review, and monitor maintenance/service requests, distributing and closing out work orders as required.
Daily contact with vendors and contractors to schedule miscellaneous repairs and maintenance. Perform property inspections and tours as may be necessary. Dispatch work orders to the landlord or facilities management staff.
Maintains and responds to daily email in a timely manner.
Conducts Daily Site Walkthrough identifying and addressing any safety or facilities issues.
Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
Responds quickly to emergency situations. Engages supervisor as may be necessary.
9. Manage issuance of keys (e.g., doors, ped files, etc.) ensuring keys are signed out/in on designated key logs.
Performs other duties as assigned.

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.
CERTIFICATES and/or LICENSES
May require valid driver's license.
COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.
FINANCIAL KNOWLEDGE
Ability to calculate simple figures such as percentages.
REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
